Overview
Moment prepared the full civil grading, drainage, and utility plan set for a 3-story apartment building paired with a 2-story ADU in the Inland Empire — a common California housing typology under current ADU legislation.
The Challenge
Mixed-density residential projects that combine multi-story apartments with accessory dwelling units require careful grading and utility coordination to ensure both structures function independently while sharing site infrastructure. The Inland Empire location adds typical considerations for drainage in a semi-arid environment.
Our Approach
Moment produced a complete civil plan set including cover sheet, grading plan, and utility plan. The design coordinated pad grades, drainage patterns, and utility connections for both the apartment building and ADU within a single cohesive site plan.
Results
The full civil plan set was delivered for City of Redlands review and approval, supporting a housing project that adds density while meeting all local grading and drainage requirements.
