In most Southern California jurisdictions, yes. Cities like San Diego, Los Angeles, and most Orange County municipalities require a geotechnical investigation report before issuing a building permit for an ADU. The report evaluates soil conditions, foundation requirements, and seismic hazards specific to your site.

Most residential soils reports are completed within 2–3 weeks from the time of drilling. This includes field exploration, laboratory testing, engineering analysis, and report preparation. Expedited turnaround is available for time-sensitive projects.

Both address stormwater management, but they apply in different contexts. A LID (Low Impact Development) report is typically required in San Diego County, while a WQMP (Water Quality Management Plan) is the standard in Orange County and parts of LA County. Both involve designing BMPs to treat and manage stormwater runoff from your site.

Yes. Plan check corrections on our original scope of work are included at no additional charge. We respond to all agency comments on our deliverables and resubmit until approval. If the agency requires additional work beyond our contracted scope — or if the project design changes — we'll discuss the additional fee with you before proceeding.
